Senior Project Manager

JOB PURPOSE

A notable UAE based firm with a specialisation in real estate development seeks a Senior Project Manager. The Senior Project Manager role plans, directs, manages and provides oversight of assigned design and construction projects to ensure that the company goals and objectives are accomplished within prescribed schedule and budget parameters. Effectivelycommunicates with, field staff, technical staff, contractors and management.Provides internal and external coordination and collaboration with project partners andstakeholders. This position will assist in the management of key Company initiatives andprojects. The position requires considerable judgment and latitude in performing job duties and is expected to function effectively with minimal to moderate direct supervision.

JOB RESPONSIBILITIES

Project
  • Liaise with local planning authorities
  • Ensure compliance with planning authorities
  • Manage development plan, budget and program
  • Ensure that projects and programs are proceeding according to scope, schedule, budget and quality standards.
Professional Team Appointments
  • Identify and assist with the procurement of the professional team
  • Manage the professional team to successfully deliver developments
  • To monitor and report regularly on the performance of professional teams, milestones and discharge of duties.
Brief and Quality Control
  • To monitor and comment on the plans and specifications prepared and maintained.
  • To report design proposals and to obtain the company’s approval. To arrange for amendments if required and for the submission of the final proposals for approval.
  • To establish procedures for checking compliance with designs and specifications and maintaining standards of workmanship and materials.
Reporting and Meetings
  • To advise of any events known or which ought reasonably to be known that may adversely affect the completion of the development.
  • To organise formal meetings and represent the company to external clients.
  • Develop and deliver progress reports, proposals, requirements documentation and presentations to various audiences, including project team, sponsors and key stakeholders.
Financial and Cash flow
  • Prepares and maintains project underwriting, including predevelopment budget, development budget, construction cost, operating budget, cash flow and project timeline.
  • Review and monitor project work to ensure that progress is within expected guidelines and is completed on time and within budget.
  • To report to the Company at regular intervals giving a forecast of final costs, including costs of variations and the cost implications of extensions of time and forecast completion dates.
Building Contract
  • To check that the contractor obtains all permissions and consents to do so under the terms of the building contract.
  • To use reasonable endeavours to procure:
    • that the development is duly inspected following practical completion and at the end of the defects liability period under the building contract to procure the monitoring of the occurrence of any defects;
    • the preparation of a list of defects with a programme for rectification by the contractor
    • the provision of a copy of the final defects list, and to confirm the issue of the notice of completion of making good under the contracts once the outstanding works have been completed.
    • To notify of any amendments to the agreed plans specifications or programme for the development requiring the company's approval.
Building Management, Commissioning and Maintenance
  • To liaise with the company on practical management, maintenance, programmes, provision of maintenance staff, and state of services pending occupation.
  • To cooperate with the contractor to arrange hand-over after operational tests and full commissioning of services.
Asset Management
  • To undertake the role of asset manager in relation to the applicable properties and arranging the carrying out of the Asset Management and using all reasonable endeavours to do so for the Company.

QUALIFICATIONS, EXPERIENCE, & SKILLS

  • Bachelor's Degree in appropriate field of study or equivalent work experience.
  • 15+ years of project management experience, including tracking and planning projects
  • 5+ years of experience working with business stakeholders within a cross-functional matrix environment
  • 5+ years of experience with full product lifecycle with understanding of development lifecycle and various technology methodologies that support that lifecycle
  • Demonstrate decisiveness in resolving business problems, making decisions and identifying priorities
  • Good level of proficiency with MS Project, Excel, Visio, PowerPoint and SharePoint with experience presenting to stakeholders and / or Senior Leadership.
  • Proven ability to demonstrate a drive for results and accountability of business needs.
  • Experience of ultra-luxury development is beneficial.
  • Experience of master planning/infrastructure will be beneficial.
  • Experience with high rise residential and villas is beneficial.
