Manager, Property Leasing

JOB PURPOSE

Responsible for the strategic management and negotiation of all lease agreements for the Group’s property leasing portfolio, ensuring maximum income in line with the agreed strategy and objectives of the business.

JOB RESPONSIBILITIES

Strategy & Planning
  • Prepares and implements a leasing strategy for the existing and future property portfolio in order to achieve or exceed projected unit and revenue targets
  • Carries out market research and works with Consultants to attract new tenants
  • Performs due diligence on prospective tenants as appropriate
  • Drives improvements to the tenant mix with a view to improving income
  • Evaluates performance, and market information to prepare budget projections, both in terms of units and revenue
  • Reviews the actual performance against budget on a regular basis to ensure that projected units and revenue target are being achieved and in case of shortfall, examine the reason and take corrective measures to bring back on target.
Lease Management
  • Manages the rental of all units to ensure maximum occupancy at all times and high renewal rates
  • Surveys, sets and reviews rental rates
  • Leads lease negotiations, renewals and re-gears in line with prevailing budgets and any other conditions required by the business.
  • Monitors lease agreements to ensure they are renewed on time, any changes in the terms and conditions or rentals are correctly recorded and the rental is collected on time and in full to avoid any loss of money or dispute.
  • Manages all lease related documentation to ensure it is correctly prepared in accordance with the Standard Operating Procedures
  • Maintains awareness of local legal procedures and practices, ensuring that they are upheld and/or not contradicted in lease terms.
Tenant Relations
  • Builds and maintains effective working relations with tenants and acts as a key point of contact for all aftercare, contractual issues or queries
  • Ensures accurate completion of paperwork of current and prospective tenants
  • Carries out unit inspections
  • Works with the Technical FM Manager to support the design and fit-out process
Reporting
  • Prepares relevant financial and status reports on a periodic basis as required by the business to assess performance, market trends and propose measures and strategies to achieve or exceed projected targets

QUALIFICATIONS, EXPERIENCE, & SKILLS

  • Bachelor’s degree or equivalent from a recognised college/university
  • Property / facilities management qualification preferred
  • Min. 5 years’ experience in a similar role with a developer, retailer or consultancy which must include handling a property leasing portfolio, lease negotiations and management
  • Sound knowledge of leasing practices, procedures and market conditions
  • Strong business development and networking skills
  • Excellent written and verbal communication skills
  • Experience of working within a multi-cultural environment
